A Diamond in the Rough: 14 Questions to ask yourself first




Over the years in helping clients buy real estate, I can single out those who are ambitious enough to seek out those "diamond in the rough" properties.  You know, the kind that need more than just refinishing a hardwood floor and knocking down a wall.  I've compiled a list of 14 questions to ask one self if this is what you seek.

Before the list, however, it should be mentioned that the profile of such a seeker is one that can "see" what something can be.  They dream about the possibilities of what can be first, and then figure out if you can afford to tackle it.  Each dreamy vision is carefully calculated.  So let's dive in.

  1. Do you like it?
  2. Does it feel good to you?
  3. Does it feel like "you"?
  4. What's wrong with it?
  5. What's missing?
  6. Is there anything detracting from the space?
  7. What's good about a room, or what could be good about it?
  8. Is there a way to create symmetry on every wall?
  9. Is there enough natural light?
  10. Are the windows too small, not symmetrical, or even too big?
  11. Does the style of woodwork fit the architecture?
  12. Is there a way to improve upon the woodwork or the colors?
  13. Does the flooring fit with the architectural style of the home?
  14. Is the square footage of the finished house large enough to justify the cost of the house?
Think of the experience of building, renovating, or decorating a home as the first part of your story.

If you're ready, remember to embrace the process so you come out better on the other side.

As to not feel overwhelmed, I tackle one room at a time (if that is what the budget allows).  This way you can be more deliberate in your choices of materials and placement.  Sometimes I find inspiration in a simple tactile piece of nature and how it makes me feel.  Maybe it's the magnificent green color of a leaf, the texture of a feather, or the smoothness of a piece of sea-glass.  Inspiration can be found in anything - even a charcuterie board.
